What is Radon?

Radon is a naturally occurring radioactive gas that can accumulate inside buildings, especially in basements and lower levels. Since it is colorless and odorless, you won’t know it’s there without testing. Long-term exposure is linked to lung cancer, particularly among non-smokers.

What If Radon Levels Are High?

If your home’s radon level exceeds the EPA action level of 4 pCi/L, professional radon mitigation is recommended. If your home tests high for radon and you are on a well, it is recommended to also test drinking water.

Water Quality Testing

Well water can have safety concerns such as heavy metals and radon, as it comes from deep in the earth and is in contact with many materials. For more shallow wells, this is common in mining areas like southeast Colorado. For deeper wells, natural geographic deposits such as uranium, selenium, arsenic and fluoride are common. This is why FHA and VA loan requirements include water quality testing. We can provide this testing, either for your own peace of mind, or certified for loan purposes.

It is not well known that well water can be a significant of radon risk, as ground water can be in long term contact with radioactive elements. We can test for radon in your drinking water, as filtration will not remove radon, and contact through drinking and bathing can elevate risk.

Older homes that have Galvanized piping should be tested because this piping is well known to leach lead into the water, which is a significant health risk. If lead is detected, recommendations will be for piping replacement and/or filtration of drinking water.

Mold Testing

In southeast Colorado, dangerous mold caused by natural sources is rare. However, it can be common when maintenance issues are unresolved over time - water line leaks, shower valve leaks, drain line leaks, misdirected water from gutters, especially if hidden behind drywall. If mold is suspected because of materials discoloration, musty smells, or high materials moisture readings, we can test for both surface mold and more invasive materials mold testing. This testing is recommended if the primary Home Inspection reveals telltale signs of mold.
